As a Central source for water distribution, emergency services, and communications transmission, the Penn Avenue Tower represents a focal point for the City of Richfield, Minnesota. The 1.5-million-gallon water tower is a multi-column elevated style tank located in a residential and commercial business area on shared property with the City’s No. 2 Fire Station. An engineering evaluation identified the need for complete replacement and maintenance repair of exterior and interior coating systems, along with accessory modifications.
Every year millions of dollars are spent litigating the responsibility issues associated with the repair or replacement of coated products that have prematurely lost their decorative or protective value due to improper coating specification or application. Many of these failures could have been avoided if the proper finishing materials and methods were specified, followed, certified and documented.
The logistics of painting commercial buildings can be focused into four categories: Pre-inspection of the building, communication, planning, scheduling and implementation. The challenges of painting commercial stores during operation include, but are not limited to, pre-existing building conditions, management cooperation, weather conditions, store schedule, customer accessibility to merchandise, and protecting store merchandise and customer property from overspray or equipment damage.
