This paper addresses the tests that can be conducted to assess both the condition of the exterior coating system and the building walls, including infrared thermal imaging; moisture testing of walls and insulation; examination of sealants, coping, scuppers, gutters, and downspouts; assessment of air infiltration and exfiltration; analysis of coating thickness, adhesion and continuity (coverage, holidays, pinholes); determination of coating type; and assessing wind driven rain resistance.

This paper presents the diagnostic work undertaken to determine the cause of failing coating and spalling block on the exterior of a commercial building in northern Illinois. The field assessment methods used to diagnose the problems including non-destructive and destructive methods for determining moisture content in the masonry, infrared thermography, and visual assessments are described.
Coating thickness is one of the most important parameters influencing durability of a protective coating system. As a general rule-of-thumb, the thicker the coating, the greater the protection. But is there any upper limit to this general rule? This paper looks at durability figures of common protective coating systems for atmospheric and immersion exposure as a function of dry film thickness.
